Acquisition Strategy has been low risk, high reward. The Kligerman Group has access to a large and consistent deal flow because of decades of market penetration within the New York Metropolitan marketplace and, as a result, we have a long record of locating and acquiring real estate assets that have been sold or could be sold for abnormally high gains in unusually short time periods.
- Not confined by “cap rate” definition
- Opportunistic “value added” acquisitions
- Under the radar (off-market) acquisitions
- Largely grade B/C assets; not always pretty but profitable
- In most cases, even our “assemblages/land” for future development encompasses some current cash flow from either retail tax payers +/- or residential
